Own It. Use It. Love It.

A specific weekend in February, at your chalet. And the three families who made it possible.

A deeded Ensemble share of a real Laurentians chalet. Built for people who work from anywhere and refuse to keep renting the same week, every year, forever.

Walk in Friday night. The thermostat already knows.

Nine winters of receipts. One chalet on the deed.

It's not a problem of will. It's a problem of structure.

Three years on Airbnb cost me $120,000 and zero equity. There's a name for what I was paying — three letters: C · U · T. The math on renting the same week every year for a decade is worse than most people let themselves see — because the cheque for the rental isn't the whole tax. The rest is the research, the worry, the re-learning.

Constant Reset

Every rental starts from zero. New WiFi. New layout. 23 minutes to regain focus after each interruption.

Your solution: a workspace that remembers you.
U

Unproductive

Day 1 is setup day. Groceries. Orientation. Your recharge weekend becomes another logistics project.

Your solution: arrive and everything is ready.

Illustrative carrying cost at Property 01 for a 10% Ensemble share — operations and reserve included. Exact per-owner number is confirmed on the call, never hidden in fine print.

What this is. A structural comparison to renting a comparable Laurentians chalet one week every month of ski season — documented, not projected.

What this is not. A yield pitch. We do not publish speculative returns and the deeded share is not a marketed security.

Why this has a name Paradox of Choice (Schwartz). Cognitive Load (Sweller). Loss Aversion (Kahneman). 77% of digital nomads report burnout from decision fatigue. The academic name is Cognitive Uncertainty Tax. We named it CUT.

Apples to apples. Structure first.

We compare on structure before price. A rotation product and a deeded share are not the same thing even when the sticker looks similar. Four alternatives, eight structural axes. Not yield. Not IRR. Just what you're actually buying.

For two careers, one calendar

The weekend that doesn't require planning.

The chalet is already stocked. The linens are turned. The thermostat already knows you're coming. Arrival takes a key, not an afternoon.

Friday morning, coffee on the deck. The lake, your office.

Ski rack at entry. Boots by fireplace. Stocked pantry. Lived-in, not staged.

Status in your pocket. Calendar in your hand. The app knows what the chalet knows.

Built for

A couple + 2–3 kids + grandparents on the holidays. Two families sharing a long weekend without stepping on each other. A remote executive running Thursday standup from the kitchen counter, shipping Friday from the mezzanine desk, clipping into skis by 2 pm. Three families who'd rather own together than rent apart.

Not built for

Short-term rental flips (not allowed in our shareholder agreement). Party groups (quiet hours are owner-voted). Ski-in/ski-out obsession (the shuttle is three minutes; the lake is the point).

The four nevers. Plainly said.

A short list. Screenshot it; I will be measured against it.

01

I won't make you feel like a guest. You're on the title.

You don't need a keycard or a check-in code. Quebec deed, your name, a notary's seal. You arrive as an owner — because you are one.

02

I won't put a sticker on the weekend. Numbers come after the deck.

A price tag on a chalet is selling a feeling. Stand on the deck first. Watch the lake turn. Then look at $112,300 and decide.

03

I won't put you on hold. There is no 1-800 number.

You call, I answer — or Premier Co-Owner #2. No concierge queue. No service tiers. Founder-owned means founder-reached.

04

I won't bury you in acronyms. The homepage shows the chalet; the DD pack has the ratios.

If the homepage needs underwriting vocabulary to convince you, it's the homepage that's failing. Every ratio lives in the DD pack — read by your lawyer, not by a search bar.

The four wills. Personally signed.

Same accountability frame, opposite direction. Four Nevers are what I refuse. Four Wills are what I commit. Same screenshot, same measurement.

01

I answer my own calendar.

No assistant. No bot. The 15-minute call is on my Calendly, and I'm the one on the other end. If we hit it off, you'll get my cell.

02

I'll tell you what's not ready.

On the call, unprompted, I'll walk you through what's still open: counsel review status, FR proofread schedule, app features still in beta. You won't have to ask.

03

You won't be the first one in.

I wrote the first cheque before anyone was asked to. My 10% Ensemble share sits on identical terms. $425K already deployed means you're joining a funded operator — not a pitch deck.

04

You'll never be out-voted on your own use.

On any decision about my nights, my allocation, or my compensation, I recuse. The owner council decides without me — it's in the shareholder agreement, not a handshake.

"Forty-eight months. Twenty-five model iterations. $425,000 of my own money. I'm the first customer."

I was a heavy Airbnb user who got tired of watching thousands disappear every year with nothing to show for it. So I built CoChalet — the structure I wished existed. I still answer the calendar myself. When we talk, I will tell you what isn't ready yet, not just what is.

After signing, the next quarterly cohort dinner — in-person at Mont-Tremblant preferred, virtual fallback for remote co-owners.

Nobody gets Christmas every year. Everyone gets it on a predictable cycle.

Most fractional models leave the calendar to a property manager — and to chance. We publish the rotation before you sign. Read it. Pick the years that matter to you. Decide if our cycle works.

Structure, counsel, founder commitment. The rails under the deed.

We were asked what vouches for the deed. This is the honest list: the structure, the counsel, the software, the founder's own money. Names of advisors don't close title — documents do.

Plain answers.

What exactly am I buying, legally?
A deeded 10% Ensemble share of a specific, titled property — not a points pool, not a rotation, not a timeshare. Title and governance sit in a Quebec legal structure under counsel review. When we talk, you'll see the actual structure.
How does Quebec securities regulation apply here?
Fractional deeded ownership can intersect with AMF / OSC frameworks depending on structure. We are building with explicit counsel review so the answer is precise before we sell. Pre-revenue is not pre-rigorous.
What happens if I want out in year 4?
There is a defined exit path via internal transfer first, then external. It is not liquid like a stock — it is a deeded share — but it is not a locked box either. Specifics on the call.
How is scheduling handled with 3 co-owners?
Rolling 3-year peak rotation — published before you sign. Christmas in year 1, March Break in year 2, Labour Day in year 3. Then it restarts. Designed by owners, not by a hospitality brand.
What does the entry stake actually cover?
Your 10% Ensemble share of the asset and its pro-rata share of furniture, staging, and closing costs. Ongoing operating fees are separate and disclosed on the call — never hidden in fine print.
Who makes decisions when something breaks?
An elected owner council with published decision thresholds. Justin Kausel sits on it as Premier Co-Owner but does not have a controlling vote. No shadow management company.

One short application. One founder. No pitch deck.

If we're not a fit, we'll tell you inside 48 hours. If we are, you'll know the next three steps before we finish the call.
